Best Villages to Live in Essex for London Commuters (2026 Update)

The London-to-Essex commuter question in 2026 isn't "which town" — most of them are decent. It's which village. The right village gives you a proper school-run community, actual green space, and a station under 15 minutes' drive. Get the wrong one and you're paying premium prices for a car-dependent lifestyle with a 90-minute commute.

Here are the 12 Essex villages we'd move to right now if we were leaving London, ranked by intent.

Best for the fastest commute (under 50 mins door-to-door)

1. Ingatestone

Commute: 39 min to Liverpool Street.
Semi price (2026): £535k.
Vibe: Proper high street, good primary, three decent pubs. The commuter's classic. Get on the "Ingatestone Community" Facebook group before you offer — they'll tell you which streets to avoid.

2. Hatfield Peverel

Commute: 47 min via Chelmsford or 51 min direct.
Semi price: £440k.
Vibe: Larger than it looks. Fast trains + village pub + decent primary. Under-appreciated.

3. Kelvedon

Commute: 48 min direct.
Semi price: £425k.
Vibe: Still village-feel, three shops on the high street, and Perry's the butchers has queues on Saturday for a reason.

Best for families with primary-age kids

4. Danbury

Commute: 55 min via Chelmsford.
Semi price: £575k.
Vibe: The Danbury common, the ridge walks, the excellent primary school. Weekend life is properly outdoors.

5. Great Baddow

Commute: 45 min via Chelmsford.
Semi price: £485k.
Vibe: Technically a suburb of Chelmsford, feels like a village. Great primary, walkable to town.

6. Writtle

Commute: 50 min via Chelmsford.
Semi price: £555k.
Vibe: Chocolate-box village green, one of the best primaries in the county, and Writtle University for a bit of student life without student mess.

Best for weekend / rural feel

7. Finchingfield

Commute: 75 min via Braintree.
Semi price: £495k.
Vibe: The village that appears on every "prettiest villages in England" list. Duck pond, windmill, tea room. Long commute is the trade-off.

8. Great Bardfield

Commute: 78 min via Braintree.
Semi price: £465k.
Vibe: Artsy community, historic hall, Saturday market. If you can work from home 3 days a week, this becomes viable.

9. Dedham

Commute: 72 min via Manningtree.
Semi price: £580k.
Vibe: Constable country. Genuine village pub culture. Sunday walk on the Stour is compulsory.

Best for value (under £400k semi)

10. Hatfield Broad Oak

Commute: 65 min via Bishops Stortford.
Semi price: £395k.
Vibe: Mediaeval village hall, great pub, quiet lanes. Under-radar.

11. Roydon

Commute: 50 min via Roydon station.
Semi price: £385k.
Vibe: Underrated station-in-village setup. Marina + towpath walks on the doorstep.

12. Sible Hedingham

Commute: 80 min via Braintree.
Semi price: £355k.
Vibe: True village life. Cheaper because further out. Excellent primary, thriving village hall calendar.

The stuff estate agents won't tell you

  • Broadband. Multiple Essex villages still have patchy fibre. Check broadband checker against the exact postcode BEFORE offering.
  • Water pressure. Rural Essex has famously variable mains water. Ask neighbours.
  • School catchment shifts. Essex catchment lines redraw every 2-3 years. Don't buy on "current catchment" alone.
  • Train reliability. The Braintree branch line has more cancellations than the mainline. Factor it in.
