Every homeowner in Essex has a "cowboy builder" story. The quote that doubled halfway through the job. The plumber who "just popped out for a part" and vanished. The electrician whose Part P certification was, let's say, aspirational.

Finding a trustworthy tradesperson isn't luck — it's a process. Here's the 2026 version, written for actual Essex homeowners, not for SEO robots.

The 6 red flags that should end the conversation

  1. Cash-only, no receipt. Fine for a £40 tap washer. Not fine for a £4,000 boiler swap. Legitimate trades give you a proper invoice with their VAT number if they charge it.
  2. "I can start tomorrow" for a big job. Any decent tradesperson in Essex is booked 2-4 weeks out. If they're free instantly for a full bathroom refit, ask why.
  3. No fixed address on their quote. A mobile number and a first name isn't enough. You want a business name, an address (even if it's home), and ideally a Companies House record.
  4. Deposit above 25% before materials arrive. Standard practice is around 10-25% deposit, staged payments as work progresses. "Full payment upfront" is a scam waiting to happen.
  5. Verbal-only quotes. Get everything in writing: what's included, what isn't, timeline, and how variations are priced.
